Plans for 274 new residencies in Salford approved

Plans for 274 new residences in Ordsall, Salford, have received approval from Salford Council’s planning committee.

The development, a collaboration between Buttress  and Identity Consult on behalf of Salford City Council and its local housing company Derive, will help address the pressing need for housing whilst enhancing the area’s overall appeal.

Vistry Group has been chosen by Salford City Council to deliver the homes, following a competitive tender process in 2023 to deliver the project.

Over 40% of the homes are designated as affordable, reflecting Salford Council’s commitment to providing accessible housing options for its residents. The scheme has also been designed as tenure blind which means that there will be no visible difference between either the affordable or market-sale private residencies. The project includes a mix of two-to-four-bedroomed townhouses and one-and-two-bedroomed apartments, ensuring a diverse range of choices for local people. 

In line with carbon emission targets, the homes will meet the rigorous 'Salford Standard,' surpassing the Future Homes standard with a fabric-first approach and incorporating renewable technology to reduce environmental impact.

Ben Tabiner, Associate Director at Buttress, emphasised the project's community-centric design approach:

"In our commitment to fostering strong community connections, our design seamlessly integrates townhouses and apartments, with over 40% of the scheme dedicated to affordable housing. We have worked hard to maintain the highest standard of design excellence, ensuring that the inclusion of affordable properties does not compromise the overall aesthetic and functionality of the homes. To enhance the feel of community we’ve included thoughtfully planned green spaces for all to enjoy.”

Councillor Tracy Kelly, Statutory Deputy City Mayor and Lead Member for Housing, Property and Regeneration at Salford City Council commented on the news: “It is great news that the planning panel has given the green light to this development, of which 40% of homes will be affordable.

“Local people are desperate for affordable homes and there is a good mix of properties that will be built -  from two to four-bedroomed homes and one to two-bedroom apartments.

“We now continue with our plans for more affordable homes, as we work through this national housing crisis to build high-quality homes for local people.”

A public consultation of the plans took place in September 2023 at St Clement’s Church in Salford which helped shape the final plans. The project is targeted to start on-site mid 2024.
