An office refurbishment that turned an underused 1950's block into marketable commercial space.

Linley House is a substantial 9 storey office building in the heart of Manchester which has been redeveloped and re-positioned by Buttress Architects.
We were appointed by United Utilities to prepare a scheme of works improving reception, common parts and circulation and creating flexible floor plates to allow the building to be commercially let outside the company for the first time.
The ground floor entrance hall which had been cluttered and confusing was remodelled to provide a new reception, clean lines, and open flexible space. The common parts were in desperate need of updating and these were completely rethought and remodelled including the stairs, landings, toilets, new disabled facilities, and new lift installation.
Linley House is located at the end of a small side street in Manchester city centre and had little street presence. A new copper canopy was designed to announce the building to those passing on Portland Street and to offer a degree of shelter to building users. The adjacent facade was reinvigorated with complementary terracotta rainscreen cladding which with pubic realm improvements and new security measures have made the building more approachable and created a sense of place.
The building has been successfully brought back into use, with an initial letting to the London School of Finance of 3.5 floors of the building encouraging others to follow.
